Which CRM is best for a Dubai real estate brokerage?
There is no single best CRM for every Dubai brokerage. A property-specific CRM or Bitrix24 with a portal connector fits teams that live inside Property Finder and Bayut, while GoHighLevel fits teams whose real problem is fast follow-up, WhatsApp, and automation after the lead arrives.
The choice comes down to where your pain sits. If agents lose time re-typing portal enquiries and publishing listings, you need a CRM that talks to the portals natively. If leads reach the CRM fine but nobody answers them quickly, chases them consistently, or books viewings, you need automation, and that is where GoHighLevel is strong.

Which CRMs do Dubai agencies actually use?
We could not find neutral market-share data for Dubai brokerages, so any claim that one CRM is used by most agencies is a vendor's own marketing. The practical shortlist has three groups: UAE property CRMs, Bitrix24, and general CRMs such as Zoho, HubSpot, Salesforce, and GoHighLevel.
The CRM options Dubai brokerages choose between
We searched for an independent survey and found only vendor blogs, and each one ranked its own product first. We do not repeat any vendor's own share figure. Treat every "most agencies use us" line, including anything we might say about ourselves, the same way.
What we can say from vendor pages we read:
- UAE property CRMs. PropSpace says it has operated in the UAE since 2012, connects to Property Finder by API, and captures portal WhatsApp leads. Ruby CRM says it connects to Bayut's Push API. These are built for listing and portal workflows.
- Bitrix24. A general CRM with a free tier and a marketplace that includes UAE portal connectors, such as one published by a Dubai-based Bitrix24 partner.
- Zoho, HubSpot, Salesforce. General CRMs that Dubai teams commonly implement through local partners.
- GoHighLevel. An automation-first platform for follow-up, messaging, and booking. It is not a listing or portal tool.
Autoesta is a GoHighLevel specialist, so we have an obvious bias. We do not have Dubai clients. Our only published real estate build is a US brand, covered further down, and the rest of this page tries to be useful even when the answer is "not GoHighLevel."
Do Property Finder, Bayut and Dubizzle leads reach a CRM?
Yes, but through partner integrations rather than a simple copy-and-paste connection. Property Finder onboards third-party software providers through its Developer Network, and Bayut publishes a Leads API that a CRM can consume. Which route you use depends on the CRM.

The Bayut description comes from Bayut's help centre as surfaced by search. The page returned an access error when we fetched it directly, so confirm the wording with your Bayut account manager before you rely on it.
The PropBridge app on the Bitrix24 Market, published by a Dubai Bitrix24 partner, shows what a finished connector looks like. It lists Property Finder through an enterprise API with token authentication, and Bayut and Dubizzle through a Pull API plus a WhatsApp push webhook. It captures name, phone, email, portal source, listing reference, agent assignment, message, and timestamp, with deduplication across the three portals. At the time of writing its plans run from a free tier (10 leads a month) to AED 499 a month for unlimited leads.
That is the benchmark. Whatever CRM you pick, ask the vendor to show a live portal lead arriving with the listing reference and agent attached.
Can GoHighLevel receive Property Finder and Bayut leads?
Not natively as far as we could find, but a GoHighLevel workflow can start from an incoming webhook, so a developer or a middleware tool can push portal leads into it. Confirm the portal side with Property Finder and Bayut before you commit.
How a portal lead reaches GoHighLevel
We did not find a HighLevel-built Property Finder or Bayut connector in our research. HighLevel's help centre does document an Inbound Webhook trigger that captures POST, GET, and PUT requests sent to a unique webhook URL and starts a workflow. HighLevel's help centre also has a separate article on a premium version of the inbound webhook trigger, and it does not state the charges in the article we read, so check current execution charges before you plan volume.
The design we would use is a small relay. This is how we would build it, not a Dubai project we have delivered:
- Get portal access. Ask Property Finder and Bayut what a brokerage can use directly: an approved partner connector, an API you may call yourself, or lead notification by webhook.
- Receive the lead in a relay. A small n8n or Zapier flow accepts the portal payload and maps its fields to GoHighLevel fields.
- Search before create. Look up the contact by phone number in international format first. Create a new contact only if nothing matches.
- Store the portal facts. Write source portal, listing reference, and permit number to custom fields so reports and follow-up messages can use them.
- Trigger the first response. Fire a WhatsApp message, an AI call, or an agent alert within the same minute.
- Test with a real enquiry. Send one live lead per portal and confirm every field lands correctly.
Step three is the one we press hardest. In GoHighLevel audits, duplicate contacts usually come from an integration set to create instead of search, or from phone numbers in mixed formats. Two honest costs come with this design. Someone has to maintain the relay when a portal changes its payload, and a portal that only offers approved-partner access may not let you connect at all without a partner in the middle.
How does WhatsApp work with GoHighLevel for Dubai leads?
GoHighLevel connects to WhatsApp through Meta's WhatsApp Business Platform, so you can message leads from the CRM and automate replies. Outside the 24-hour customer service window you can only send pre-approved templates.
HighLevel's WhatsApp setup guide describes three routes: connect an existing WhatsApp Business App, create a new business number, or migrate from another provider. You sign in with the Facebook account tied to your business and choose your Meta business assets. Three details from that guide matter to a brokerage:
- Template messages can only be sent through the CRM, not from the WhatsApp Business App.
- You manage the WhatsApp business profile from the WhatsApp Business App, not from the CRM.
- Phone number verification uses a one-time code by SMS or voice call.
HighLevel's customer service window check explains the rule that shapes your automations. When a customer messages you, a 24-hour window opens or refreshes. Inside it you can send free-form messages. Once it closes, you must use an approved template. A workflow condition branches on open or closed, so a follow-up sequence sends the right kind of message.
For a Dubai brokerage this changes how you write follow-up. A buyer who enquired on a portal last week has not messaged you inside 24 hours, so your first reply may need to be a template. Plan two or three approved templates (new enquiry, viewing reminder, listing update) before launch, and expect Meta to review them.
WhatsApp messages carry Meta charges. Pricing has been changing, so read HighLevel's current WhatsApp billing guidance before you budget, and do not rely on any per-message figure quoted in an older article. The real estate case study we published includes WhatsApp and SMS follow-up for a US brand, reported by Autoesta. It is not a Dubai deployment, and we do not present it as one.
HubSpot also connects to WhatsApp, and its knowledge base asks for admin access to your Meta Business Manager, a number that is not already on another WhatsApp account, and a Marketing Hub or Service Hub Professional or Enterprise subscription. Bitrix24 lists WhatsApp integration from its Basic plan. WhatsApp itself is therefore not the differentiator. What you do with it after the lead arrives is.
How does GoHighLevel compare with Bitrix24 for a Dubai brokerage?

One structural difference matters for a brokerage. Bitrix24 charges by user tier, so a growing team of agents raises the plan. GoHighLevel's plan tiers are about sub-accounts, and HighLevel's pricing page says all plans include unlimited contacts and team members, so one brokerage is one sub-account regardless of agent count, with usage charges for telecom and AI on top. For a 40-agent brokerage that difference is real money, and it is worth modeling with your own numbers.
Where Bitrix24 wins: a free starting point, task management, and a working Dubai partner ecosystem for portal connectors. Where GoHighLevel wins: conversation-first follow-up, missed-call text-back, AI voice and chat agents, and one system for forms, calendars, and pipelines. What about HubSpot, Zoho and Salesforce?
HubSpot, Zoho, and Salesforce are capable general CRMs, but none of them is built around Dubai portal workflows out of the box. You would rely on partners or middleware for Property Finder and Bayut leads, as with GoHighLevel.
- HubSpot. Strong marketing and reporting, a native WhatsApp connection on higher tiers, and pricing that we did not check here, so ask for a quote for your agent count. Its product interface languages, per HubSpot's own list, do not include Arabic. We compare cost and features in detail in GoHighLevel vs HubSpot: pricing and ROI.
- Zoho CRM. Flexible and customisable, with an official WhatsApp Business integration and third-party extensions on the Zoho Marketplace. UAE partner sites, such as Wanas Apps and Lynchpin Consulting, describe Property Finder and Bayut connections they build for Zoho. We did not find a native portal connector on Zoho's own pages, so treat that as partner work.
- Salesforce. Offers WhatsApp messaging through Enhanced Messaging and suits a large brokerage with an internal IT team and budget for customisation. For a five to thirty agent office it is usually more system than the problem needs.
We have not priced these three for a Dubai team, because plan names and per-user prices change and we have no source we trust for AED figures. Ask each vendor for a quote based on your agent count and the modules you need.
What about Arabic and multi-language teams?
Check the language you need in each tool's interface and in its email and message builders before you buy. At the time of writing, GoHighLevel's platform language list does not include Arabic, and HubSpot's does not either.
HighLevel's internationalization article lists 12 platform languages, all European: Spanish, German, French, Portuguese, Italian, Dutch, Swedish, Danish, Finnish, and Norwegian, with variants. Arabic is not on it. A HighLevel feature request for right-to-left text is marked "under review" with an update dated February 27, 2026, and the original post reports that the email builder places punctuation incorrectly in right-to-left text.
What that means in practice for a Dubai team:
- Your agents can work in an English interface, which most Dubai brokerages already do internally.
- Arabic messages sent to leads are text, so WhatsApp and SMS messages in Arabic can be written and stored, but you must test how they display in the CRM inbox and in templates.
- Arabic email design is the weak spot. Test a right-to-left email before you commit to email campaigns in Arabic.
- Portal leads arrive in many languages. Property enquiries in Russian, Hindi, Urdu, or Arabic are normal for the market, so a language tag on each contact helps route the enquiry to an agent who speaks it.
Run one live test in every CRM you shortlist: send yourself an Arabic WhatsApp template, an Arabic email, and an Arabic form submission, and look at each on a phone. It takes an hour and it settles the question better than any comparison page.
What UAE rules should the CRM setup respect?
Two areas touch a brokerage CRM: Dubai's advertising permit system (Trakheesi) and the UAE personal data protection law. This section is general information, not legal advice, so confirm your obligations with a UAE lawyer or your compliance officer.
Advertising permits. Trakheesi is the Dubai Land Department's system for real estate advertising permits, and Bayut's Trakheesi guide (updated 14 August 2026) states that the real estate permit number must be mentioned in the advertisement. For a CRM this has a practical meaning: store the permit number and listing reference on each enquiry, so an agent replying on WhatsApp is talking about a listing with a valid permit. That is our design suggestion, not a legal requirement to hold the field.
Personal data. A K&L Gates summary of Federal Decree-Law 45 of 2021 says it took effect on January 2, 2022, applies to controllers and processors inside or outside the UAE that handle data of people in the UAE, and generally prohibits processing personal data without consent, with listed exceptions. It also says free zones with their own legislation, namely DIFC and ADGM, are excluded, so a firm in one of them should check which regime applies.
A CRM setup can support this by recording where each lead came from and when they consented to be contacted, by honoring opt-outs on WhatsApp and SMS, and by limiting who can export contact lists. We are not UAE lawyers, and this does not tell you whether a specific outreach practice is lawful. Ask your adviser that question.

- Portal leads are your only source. If nearly every lead comes from Property Finder and Bayut, a CRM with the connector built in saves you the relay and its maintenance.
- Your staff need an Arabic interface. Arabic is not in HighLevel's platform language list at the time of writing.
- You want the cheapest possible start. Bitrix24's free plan lets a small team begin at $0, which GoHighLevel cannot match.
- Nobody will own the system. Any CRM you set up and never maintain drifts into a mess. Budget for support or an internal owner.
- Your team is very large and seat-based tools are already paid for. Migration has a cost, and a working CRM with weak follow-up may need an automation layer, not a replacement.
The strongest case for GoHighLevel is a brokerage that already gets leads into some system but loses them afterward. How do you choose the right CRM for your Dubai brokerage?
Rank your three biggest lead problems, then run a one-week trial of two CRMs against real portal enquiries. Choose the one that gets a Property Finder or Bayut lead to a named agent, with a WhatsApp reply sent, in the least time.
- Write down where leads come from. Split them by Property Finder, Bayut, Dubizzle, your own website, Meta or Google ads, referrals, and WhatsApp.
- Find the leak. Is it capture (leads never reach the CRM), response (they arrive but wait), or follow-up (they get one reply and stall)?
- Match the leak to the tool. Capture points to a portal-native CRM or Bitrix24 connector. Response and follow-up point to automation, including GoHighLevel.
- Ask each vendor for proof. A live portal lead with listing reference and agent, an Arabic WhatsApp template, and the exact monthly cost for your agent count.
- Test language and mobile. Agents work from phones, so check the app, not only the desktop.
- Price the full year. Add the platform fee, connector, messaging charges, and implementation, then compare.
- Decide who maintains it. Name one person or one partner before you sign.
